Contract conditions that we would like customer to acknowledge
We haven’t undertaken too much building order (request) at the same time, because of to improve the quality of construction. Therefore, we feel so sorry that many clients who have got the request of the plan have to wait till start their construction.
Since it takes one year or more from starting the consultation and planning to the completion and hand over the house, please order us with time to space.
We are awfully sorry to ask you, however, we would like you to acknowledge these conditions to build a satisfied house.
(Usually it takes about 10 months from the beginning of the plan to the completion.)

These five conditions: also in obtaining the house that everybody is satisfied though five points are the contract conditions for our company will build it above.
It is the one thought to be the most important thing.

Condition 1："Participate in the house-building with us and do not leave to others."
The house-building becomes a big event of a lifetime for you. Even the people who seem it to stick to the chemical-free vegetable for family's health, or doesn’t drive except a Mercedes, they don't care about the value of house and think such as "Only have to be able to live" or "It only has to be cheap" and they loses sight of the intrinsic worth and easily build.
Originally, the house is an important space that preserves family's health and safety, and heals the tiredness of every day. A good house is not completed without putting your desire in an important property that the family lives long. Time and the cost hang in a good house.
Please talk with the builder that can be trusted without leaving everything to the house maker and obtain a wonderful house.
It may not agree with us at times. However, exchange of opinions finally could be complete a wonderful house.
Condition 2："The specification that pursues a design and a natural material and a proper budget."
A proper budget is a budget of suitable for the specification and the value of the hoped house. And the most important thing is to make the capital plan proper at house-building.
Many people contract in hurry because they see the advertisement of a cheap unit price of house maker or a ready-built house. However, it doesn't think about additional budget such as additional construction, the overhead, and the tax, etc. Then it faced with lack of funds to prepare the outdoor facility, furniture, the necessities of life, the adornment, the curtain, and the lighting.
To do "Shopping with the worth price" is to understand the fair price of the material. Beforehand, necessary cost unites the budget; such as housing loan charge, the consumption tax, the move cost, the temporary house rent, the registration fee, and the contract tax stamp fee etc. I think that you can do a wonderful house-building if everything can be paid by limited funds on hand.
Then, our company does the budget union without fail with the customer at the contract. Of course, unit price per square ft at the building has a big difference depending on the area and specification, so there is a customer of the small amount, and another customer who needs large amount of money.
Most customers say that "We don't have enough budget and want to make it at a low price" at the first meeting. But while the meeting they start to say that "Here wants to do so" or "Doesn't want to yield this", then the specification might be rise.
We plan to realize your dream and hope by our best. The price is decided by the material unit price, the working line, and the exchange rate. So when the amount of money of the contract exceeds it to the assumed budget, the review of the budget and the specification is needed.
Our company assumes at least 20,000 yen per 1 square ft as unit price of the building specified with Canadian siding exterior, Drywall and natural material interior, and specified With Brick Cladding exterior assumes 21,700 yen per 1 square ft as the unit price.
It is absolutely impossible in other house builders to do the same construction by this price. It is convinced that you understand the home value of the house we build that had durability doesn't need rebuilding during the third generation or more, and if you know our enthusiasm and the time and the labor when we build a house. This amount is only a price of the main body of the building. The financing procedure cost, the registration fee, the outdoor water supply and drainage, the air conditioner, the lightings, curtain or the consumption tax, etc. are not included. They are called “various costs out of construction”, and you need to think about 15% of the building price is necessary for the cost.
And please expect the additional budget for about 2,600,000 yen for the structural drawings and the external work, etc. If soil of the land is soft, soil conditioning fee for foundation is also needed.
However, the amount is just for your reference, because the amount of money changes into the external work depending on the scale and the specification. New electrical appliances, furniture and the move cost are necessary, too.
To live the family goes over to the generations in the safe and delightful house, please do not cut down necessary cost.
Rough estimate formula :
Total budget（This is just for your reference） ＝
Unit price/1 Square ft × Wished floor space × 1.15（Costs out of construction and curtains, etc.）＋ Structural drawings fee（600,000yen）＋ External work（2,000,000yen）+ Soil conditioning for foundation (1,500,000yen, if necessary) + the consumption tax for them
At last, you should remind at capital planning that you can save the payment to home loan by the ultra-low interest rate and that preferential tax reduction for housing will be applied.
Condition 3："Secure enough time to complete the construction of the house."
To complete a wonderful house, secure the all which are time for enough meeting, design period of elaborate drawing, and construction period to make it carefully and neatly. House building is the highest priced event in the life, but a lot of people are hurry in purchasing it.
It has contracted by a skillful persuasion by the salesman of the house maker, but the completed building became a space where dissatisfaction remained. Such quite a lot of examples are seen. Please obtain your most favorite design and style having enough discussion with us.
There is at least necessary time for that.
After make a contract with the customer, it takes one or two months to make arrangement with the customer (meeting once a week), one month for drawing, and one month to the construction preparation and the price negotiation to workers, etc.
Therefore, it takes about 3 or 4 month from first meeting to start construction. Then it takes about six months for constructs and delivery. Please remind that all processes from the contract to the completion delivery take about 10 months.
Surely ordinary house makers will complete a house in 3 or 4 month. Do you feel the charm and the attachment in such a house?
If you can get satisfactory in the standardized design and the industrial material, we don't say any more. However, for the people who want to achieve valuable, one's own house as selecting the material and the design by your self. We do hope that you realize own dream.
Condition 4："We don't do any business operation (plan presentation etc.) when there is a competitor."
All cost of TV CM, pamphlet, show house, exhibition space expenditure, and salesman's salaries are reflected in construction expenses of your house.
But our company thinks that the customer who trusts us and contracts and completed the construction is the first. Therefore, we don't spend important money that customer paid for building the house exhibition space easily, and we don't build a beautiful office building only with the purpose of to show off.
Our house-building is not mass-produced goods for which everyone hopes. We want to work on the house-building by our best using all of our knowledge and ability for the customer limited to have the same sense of values.
Therefore, we can't split our time for the person who compares our plan with other company’s plan which is different material and sense of values. It might be uneasy not to compare the other companies with the plan. The plan that the customer who has sympathy in our design and the idea of the house-building is sure to be satisfied is made.
Of course, there is no problem because it pursues a project by the content that agrees with the customer. The important one is mutual trust each other.
The house-building is not a mere money profit. Enriching the town and contributing to the society through your house-building, it is our missions. We hope you to understand that we are not same with other house makers that value only money than person's desire.
Condition of start the construction："We will adjust the construction start date by a present order status."
We are awfully sorry that our company is limiting the construction number for a certain period. It is necessary that we secure an enough construction period to build a house where all customers who contract trusting HOME MADE are satisfied.
The present economic idea is to build houses fast with a high rate of profit, but please understand that we take longer time because it is appearance of our wish that we want to build the best house even if time is taken.
We start the building in order of the contract regardless of the building scale etc.
Please acknowledge that the construction start date in the next order might be postponed for 1 or 2 months when the arrival of the import materials in the building under construction is delayed, too.
